Introduction

Prince’s Barn is ideal for those who wish for a really memorable self catering holiday. It is a Norfolk red brick thatched barn built in the 1800’s and was fully renovated in 2012. It was formerly used for stabling the heavy horses and is named after one of the last heavy horses to work on the farm.

Prince’s Barn is located in the Norfolk Broads, 1 mile from the centre of Neatishead village and I mile from Horning. The coast is about 7 miles away and Norwich city 12 miles away.

The barn sleeps up to 7 people and has 4 bedrooms; two on the ground floor, one of these has an ensuite shower, the other a single bedroom with a step free level entry wet room suitable for the less mobile guests.

Key Collection, Welcome and Car Parking

  • Key collection, arrival and greeting details will be pre-arranged with the guests.
  • Ample parking is available next to the property for all vehicles on a level concrete surface, wall lamps either side of the front door provide lighting in this area.

Entrance to Property

  • The property is approached from the level parking area by a ramp which is 1.2m/47.5 inches wide and 2.7m/107.25inches long rising 230mm with a raised brick edge which is125mm high. From the ramp to the end of the access is 3.66m/146 inches. The surface is made of 60x60cm concrete paving slabs.
  • The front door handle is 1.09m/43.6inches from the floor and the door width is 850mm/34inches. There is no step, just a water bar.
  • There are two external lights either side of the front door.

Halls, Stairs, Landings, Passageways

  • The hall, stairs and landings are well lit using a combination of ceiling and wall lights.
  • The passageway to the ground floor single bedroom is 1.16m/46.4 inches wide and to the sitting/dining room is 960mm/38.4 inches.
  • The flooring is oak and the surface is level.
  • There is one removable carpet runner in this area.
  • The staircase is L shaped with 12 steps, each 210mm/8.4inches high, the minimum width of the staircase is 760mm/30.4 inches
  • The banisters are wooden rail and spindle construction.

Sitting Room/Lounge

  • The sitting/dining room is situated on the ground floor with level entry oak flooring from the hallway through an 810mm/32.4inches wide glazed door.

  • This has a mixture of seating with a sofa and soft chairs with non-feather cushions
  • There is a nest of 3 occasional tables
  • The furniture can be moved
  • There is a wide screen digital television with access to Sky with remote control, subtitles and a DVD/Blu-ray player
  • Lighting is natural daylight and by night levels are controlled by dimmer switches. There is 1 free standing dual halogen uplighter and reading light

  • The Dining area
  • There is a rectangular table with 630mm/25.2 inches from floor to lowest point of table (under space) and is 800mm/31.5 inches from the floor to the table top.
  • There is free space around the table
  • Chairs all moveable- 8 chairs with padded seats that have no arms

Kitchen

  • The kitchen is situated on the ground floor with step free, level access oak flooring, from the sitting/dining room and from the Garden bedroom.
  • The twin glazed double doors from the dining room have a minimum width 580mm – maximum width 1120 mm.
  • The dual oven has an upper oven/grill, the door drops down and the handle is 1450mm/58ins above the floor and the base of the oven is 1250mm/50ins above the floor. The main oven door drops down and the handle is 1160mm/46.4ins above the floor and the base is 810mm/32.4ins above the floor. The hob is 900mm/36 ins above the floor.
  • The worktop and sink are 900mm/36 ins above the floor.
  • Fridge freezer available, highest shelf in fridge is 500mm/20ins and lowest drawer 260mm/10.4ins and the freezer box is 680mm/27.2ins from the floor.
  • A 1m diameter circular table provided – it is 760mm/30.4ins with 660mm/26.4ins from floor to lowest point of table (under space). It has 4 upright chairs with no arms or cushions.
  • Glasses and crockery can be moved from wall cupboards on request.
  • The kitchen is evenly lit with wall lights and four wall cupboard LED spotlights.
  • There is a non slip ‘turtle’ mat in front of the hob.

Bedrooms and Sleeping Areas

  • On the ground floor there is one single bedroom and one double bedroom.
  • The single bedroom has step free level access from the hallway and the door width is 770mm/30.8ins.
  • There is a single bed with a maximum clear space of 1050mm/42ins between the bed and wall, the height of the bed from the top of the mattress to the floor is 600mm/24ins, clear space below the bed is 180mm/7.2ins.
  • The furniture can be moved or rearranged.
  • Lighting is natural daylight and at night all lighting can be controlled by dimmer switches including bedside lamp.
  • There is a fitted lit wardrobe with shelf storage and an adjustable clothes rail.
  • Floors and doors are oak wood with pale cream walls and white towels.
  • The ground floor double bedroom is entered though the door from the kitchen which is 820mm/32.8ins wide with step free level access.
  • The bed is a zip linked twin/super king.

  • From the sitting room through double glazed doors 1160mm/46.4ins wide with a paved ramp.
  • From the kitchen with a door 1550mm/62ins wide
  • From the parking area it can be accessed from a 1200mm/48ins wide ramp through a gate of the same width as is the footpath leading to the patio.
  • The footpath is paved with 600mmx600mm, (24insx24ins) slabs
  • There is a wooden garden bench and a table and chairs to seat 8 guests.
